First Newsletter published on the Kestrel Heights website, focused on explaining what we have been doing over the winter on the development and where we are on the development.

Scheduling - We will remove trees for the road and selectively for build sites very soon. These will be chipped onsite and the mulch will be stored onsite. As I have said in multiple city meetings, we will complete phase 1 this year. Phase 2-4 will happen over 10 years, no hard schedule yet.


Design - There are about 150 pages of design documents: these are just for phase 1 and the storm water study for the entire site. We have spent the last 6 months on multiple revisions and in increasing detail. We will do everything that is required by City and State code. Some things we have agreed to are beyond the city requirements. For example, in our tree mitigation letter to the city we included a buffer along the west side. Bella has asked for this both at the CPC and City Council meetings, both of these organizations said it was not required. I told the CPC that I would do something, I said about 10-15 feet. The buffer on my plan is about twice that.


One more note about the storm water, by State Code, we will retain the water volume produced on impervious surfaces by a 100 year storm and release it at the 5 year storm rate. This will vastly improve the water released down Otis Road and other drainage avenues around the property from what it is today. Our drainage report is 66 pages and should be approved/released as well.


There was a question on a soil study: the city has ruled that we are responsible for the soil and buildability of sites. You may request access to our reports at the email address, please include why you want the information.


We have seen a couple of trucks trying to drive up the hill without permission. There are several cameras on the property. If you would like access to the property for any reason, you can use this email address to request access. This is a construction zone and there is still a lot of metal on the site that could damage vehicles or hurt people.

 

Chuck mentioned the other day that he had taken 55 tons of metal to the dump. We don't know for sure, but he has probably sold 3 times that much. To put this into perspective here are some things that weigh 200 Tons - A rather large house, the average locomotive, a blue whale and the Statue of Liberty. He has worked very hard to help us get this site ready for Kestrel! We want everyone to be safe, so please do not trespass.
